TERMS & CONITIONS
The property will be conveyed by General Warranty Deed free and clear of all liens and encumbrances. The successful Buyer will be required to make a deposit equal to ten percent (10%) of the winning bid amount in cash or approved check made payable to United Country Frederick Auction & Realty and deposited with the auctioneers at the signed of the Purchase Contract. Buyer will also be required to execute a contract of Sale For Real Estate at the conclusion of the auction. The balance of the purchase price shall be due and payable on or before January 15, 2010 upon presentation of a deed. The closing agent will be pawhuska abstract & Title Co., of Pawhuska, OK. Possession of the property shall be given with the delivery of the deed. The property is sold subject to all easements and restrictions of record in the Osage County Clerks office. Seller will pay all real estate taxes for 2009 and prior years. The real estate taxes for 2010 will be prorated to the date of closing. That proration will be based upon 2009 taxes, which were $111.10. Abstract of Title will be given to the Buyer. The cost of bringing the Abstract up to date will be a that of the Seller. The Seller will also pay for the Document Stamps on the deed. The Buyer will pay for Recording the Deed, Attorney Opinion, Title Insurance and Final Abstracting if Title Insurance is purchased, if they choose to have done. Any additional closing fees other than standard closing cost will be paid by the Buyer. Not subject to financing. Sale of property is subject to owner confirmation Not responsible for accidents.
