The successful Buyer(s) will be required to make a deposit equal to 10% of the winning bid in cash or approved check made payable to United Country/Frederick Auction & Realty Company and deposited with the auctioneers at the signing of the Purchase Contract. The balance of the purchase price shall be due and payable at Closing on or before October 19th, 2010 upon presentation of a deed. Possession of the property shall be given with the delivery of the deed. Coffeyville Title & Abstract will do the closing. The property is sold subject to all easements and restrictions of record in the Montgomery County Clerks office. Seller will pay all real estate taxes for 2009 and prior years. The real estate taxes for 2010 will be prorated to the date of closing. Title Insurance will be given to the Buyer. The cost of Title Insurance to be split 50/50 between Buyer & Seller. Buyer will pay for Recording the Deed. Not subject to financing. Any additional closing fees other than standard closing cost will be paid by the Buyer. Not subject to financing.
