TERMS & CONIDITIONS

The property will be conveyed by General warranty deed free and clear of all liens and encumbrances. The successful Buyer will be required to make a deposit equal to Two Thousand & no/00's Dollars ($2,000.00) in cash or approved check made payable to United Country Frederick Auction & Realty and deposited with the auctioneers at the signing of the Purchase contract. Buyer will be required to execute a contract of Sale For Real Estate at the conclusion of the auction. The balance of the purchase price shall be due and payable on or before October 29, 2012 upon presentation of a deed. The closing agent will be First American Title of Independence, KS. Possession of the property shall be given with the delivery of the deed. The property is sold subject to all easements and restrictions of record in the Montgomery County Clerks office. Seller will pay all real estate taxes for 2011 and prior years. The real estate taxes for 2012 will be prorated to the date of closing. That proration will be based upon the 2011 taxes. Title Insurance Committment will be given to the Buyer. The cost of the Title Insurance Committment will be split 50/50. Any additional closing fee other than the standard closing cost will be paid by the Buyer. Not subject to financing. Sale of the property is subject to owner confirmation. Not responsible for accidents. All measurements are approximate.
