TERMS & CONITIONS
The property will be conveyed by General Warranty Deed free and clear of
all liens and encumbrances. The successful Buyer(s) will be required to
make a deposit of 10% of the sucessful bid in cash or approved check made
payable to United Country/Frederick Auction & Realty Company and deposited
with the auctioneers at the signing of the Purchase Contract. The balance
of the purchase price shall be due and payable at Closing on or before
May 19, 2008 upon presentation of a deed. Possession of the property
shall be given with the delivery of the deed. The property is sold subject
to all easements and restrictions of record in the Nowata County Clerks
office. Seller will pay all real estate taxes for 2007 and prior years.
The real estate taxes for 2008 will be prorated to the date of closing.
Seller will provide an up-to-date Abstract or Supplemental Abstract. Buyer
will be responcible for Attorneys Opinion and Title Insurance if they choose
to have done. Seller will pay for document stamps. Survey will be done
to determine exact legal description if either farm is sold in tracts.
Cost of survey will be split 50/50 between Seller/Buyer(s). Buyer will
pay for Recording the Deed. Any additional closing fees other than standard
closing cost will be paid by the Buyer. Not subject to financing. Sale
of property is subject to owner confirmation. Not responsible
for accidents. All measurements are approximate.

property can be resold at public or private sale without further notice.
