The property will be conveyed by General Warranty Deed free and clear of all liens and encumbrances. The successful Buyer(s) will be required to make a deposit equal to $1,000.00 in cash or approved check made payable to United Country/Frederick Auction & Realty Company and deposited with the auctioneers at the signing of the Purchase Contract. The balance of the purchase price shall be due and payable at Closing on or before December 14, 2009 upon presentation of a deed. The closing agent will be Coffeyville Title & Abstract of Coffeyville, KS. Possession of the property shall be given with the delivery of the deed. The property is sold subject to all easements and restrictions of record in the Montgomery County Clerks office. Seller will pay all real estate taxes for 2008 and prior years. The real estate taxes for 2009 will be prorated to the date of closing. Title Insurance will be given to the Buyer. The cost of Title Insurance to be split 50/50 between Buyer & Seller. Buyer will pay for Recording the Deed. Any additional closing fees other than standard closing cost will be paid by the Buyer. Not subject to financing. Sale of property is subject to owner confirmation. Not responsible for accidents. All measurements are approximate.
