The property will be conveyed by General warranty deed free and clear of all liens and encumbrances. The successful Buyer will be required to make a deposit equal to $1,000.00 (each property) in cash or approved check made payable to United Country Frederick Auction & Realty and deposited with the auctioneers at the signing of the Purchase contract. Buyer will be required to execute a contract of Sale For Real Estate at the conclusion of each auction. The balance of the purchase price shall be due and payable on or before May 14th, 2013 upon presentation of a deed. The closing agent for 117 N. Ridgeway, Caney will be First American Title of Independence, KS AND the closing agent for 1406 S. Elm, Coffeyville will be Stewart Title of Coffeyville, KS. Possession of the property shall be given with the delivery of the deed. The property is sold subject to all easements and restrictions of record in the Montgomery County Clerks office. Seller will pay all real estate taxes for 2012 and prior years. The real estate taxes for 2013 will be prorated to the date of closing. That proration will be based upon the 2012 taxes. The cost of Title Insurance will be split 50/50 between Buyer & Seller. The Closing fee charged by title companies will be split 50/50 between Buyer & Seller.The Any additional closing fee other than the standard closing cost will be paid by the Buyer.
